What differentiates it from traditional multifamily is that student housing assets are typically within one mile of a university and the leasing activity is driven by the school year. Values and rental growth rates are typically higher than traditional multifamily due to the university-driven premium, so it is necessary to have a trusted and respected advisor (or should we use the word broker) when financing a student housing asset.
