Acquisition Bridge Financing for Transitional Properties

Our Bridge Lending mission is to provide commercial real estate buyers and owners with the financing necessary to acquire and stabilize transitional properties, or for those in need of timely execution. We specialize in loans from $500,000 to $25,000,000 on income producing properties including multifamily, student housings, mobile home parks, office, industrial, retail, mixed use, assisted living, manufactured housing, and self-storage facilities. We will also consider fully entitled land on a case by case basis.

Tower’s strategy is to take advantage of today’s improving economy and recovering commercial real estate market by investing in short-term commercial real estate loans secured by first deeds of trust (“1st DOT”) on income producing properties.

Protection of investor capital is paramount to Tower. At the same time, we strive to generate above average returns relative to traditional investments.

We provide reasonable leverage to experienced sponsors who have track records in executing similar business plans. Tower mitigates risk on every transaction through conservative underwriting, thorough due diligence and strong relationships with conventional lenders to provide potential take-out financing that will return investor principal.

  • Max 75% LTV / 80% LTC on select assets
  • Loan Term 6 – 36 months
  • Rates starting at 7.00%
  • Limited Prepayment Penalties
  • Multifamily, Office, Retail, Industrial, Student Housing, Mixed-Use, Manufactured Housing, and Self-Storage
  • Recourse, Partial Recourse, and Non-Recourse
